Permitted Payments

Before the tenancy starts (payable to Oakton Estates)

  • Holding Deposit: 1 weeks rent
  • Deposit: 5 weeks rent

During the tenancy (payable to the agent)

  • Payment of £60 including VAT for changes to the tenancy agreement.
  • Payment of interest for the late payment of rent at 3% above the Bank of England base rate.
  • Payment of a reasonable amount for reasonable costs incurred for the loss of keys/ security devices.    
  • Payment of any unpaid rent or other reasonable costs associated with an early termination of a tenancy.

Tenant Protection

Oakton Estates are a member of Propertymark Client Money Protection, which is a client money protection scheme and also a member of The Property Ombudsman, which is a redress scheme. For more details contact the agent directly.

Landlord Fees

We offer a range of services from fully managed to a let only. Please see below details.

  • The Management Service. Agreed Fee of: 50% of the first month’s rent subject to a minimum fee of £450 (+ VAT) (£540 inclusive of VAT) and 12% per calendar month (+ VAT) (14.4% inclusive of VAT)
  • The Let and Collect Service. Agreed Fee of: 50% of the first month’s rent subject to a minimum fee of £450 (+ VAT) (£540 inclusive of VAT) and 7% per calendar month (+ VAT) (8.4% inclusive of VAT)
  • The Let Only Service. 75% of the first month’s rent subject to a minimum fee of £450 (+ VAT) (£540 inclusive of VAT). Deposit registration £50 (+ VAT)
